Our Story

Why We Built This

Deciding whether to rent or buy a home is one of the most important financial decisions many people face. When we started researching this question, we ran into a problem: the information available online was often confusing, incomplete, or contradictory.

Many rent-vs-buy calculators were either overly simplistic or packed with opaque assumptions. Others failed to account for key factors like long-term maintenance costs, lifestyle flexibility, or the opportunity cost of a down payment.

We wanted a clearer, more practical way to look at the numbers. One that helps users compare scenarios realistically without overselling outcomes or making decisions for them.

That is why we built this site: to present transparent calculations, explain the assumptions behind them, and help users better understand the trade-offs between renting and buying.

How This Site Makes Money

Monetization disclosure, updated May 2026

BuyOrRent.ai displays contextual advertising through Google AdSense. When you visit pages on this site, ads may appear. These ads are served automatically by Google based on page content and your browsing context. We receive a small payment when ads are displayed or clicked. This is how the site covers its operating costs.

Advertising does not influence our content. Advertisers have no input into our guides, our calculator assumptions, or our editorial conclusions. No lender, real estate company, insurance provider, or financial product has paid for placement or favorable treatment anywhere on this site.

We do not earn affiliate commissions. We do not receive referral fees from mortgage lenders, real estate agents, insurance companies, or any housing-related service provider. There are no affiliate links on this site. When we link to an external resource, it is because it is relevant and useful, not because we are compensated for the referral.

Our calculators are neutral. Default values are based on publicly available market data and standard financial modeling ranges, not on what any advertiser wants you to assume. You can adjust every input. The math does not change based on who is advertising on the page.

In the future, this site may add other revenue sources such as display advertising partnerships or sponsored educational content. If that happens, any sponsored material will be clearly labeled as such, and this disclosure will be updated. The identity of any advertising or sponsorship relationship will always be visible to readers.

Gil Bargas is the founder and sole editor of BuyOrRent.ai. He is a property owner and real estate investor based in San Jose, California, and has navigated the rent vs buy decision multiple times across different housing markets. The experience of running those calculations, and finding that most available tools were either too simplistic or too opaque about their assumptions, led directly to building this site.

His background is in technology and software development. He applied that background to housing finance: transparent formulas, adjustable inputs, and results that explain the math behind them rather than presenting a number without context. Every calculator default on this site is sourced from publicly available market data and documented so users can evaluate it.

Gil owns and manages all content published on BuyOrRent.ai. He reviews every guide for factual accuracy, methodological consistency, and editorial tone before publication. He reviews and updates content when market conditions, interest rates, or housing data change materially. Review dates are noted on each page.

The site does not provide personalized financial advice. All content is for educational and informational purposes only. Readers are strongly encouraged to consult licensed professionals, including a mortgage broker, licensed real estate agent, financial advisor, and tax professional, before making any housing or investment decision.

Gil is solely responsible for the editorial decisions, content accuracy, and transparency standards applied across this site. Questions, corrections, and feedback can be directed to contact@buyorrent.ai.

Our Mission

BuyOrRent.ai exists to make housing cost comparisons more accessible and more honest. The decision to rent or buy is complicated, and it depends on factors that are personal, local, and financial all at once.

Our mission is to give anyone, regardless of financial background or prior knowledge, the tools they need to understand that decision clearly. We focus on transparency, not persuasion. We present trade-offs, not conclusions.

We do not have a stake in whether you buy or rent. We do not earn commissions. We do not recommend lenders or agents. Our only goal is to help you understand the numbers behind the choice.

Our Core Principles

The values that guide every update we ship and every piece of content we publish.

Data-Driven Exploration

We believe in numbers over opinions. Our tools use publicly available market data and common financial models to help you explore scenarios and understand trade-offs.

100% Private and Free

Your financial data is your business. We do not store your inputs, we do not require signups, and our tools will always be free to use.

Transparency

No hidden agendas or biased recommendations. We aim to show how calculations work so you can evaluate the assumptions behind every result.

User-First Design

Financial tools should not be intimidating. We build intuitive interfaces that make complex calculations feel simple and accessible.

Editorial Standards

All content published on BuyOrRent.ai is written to be educational, neutral, and transparent. We do not publish promotional content or sponsored articles that present financial products as recommendations. No content is written to favor any lender, real estate company, or financial service provider.

Research process: Guides and resource pages are researched using publicly available data sources including the U.S. Census Bureau, Freddie Mac Primary Mortgage Market Survey, the National Association of Realtors, the Federal Reserve Bank of St. Louis (FRED), state-level housing authorities, and municipal assessor records where relevant. We do not invent statistics or present unsupported claims as facts.

Review process: Every guide is reviewed for factual accuracy, methodological consistency, and editorial tone before publication. Gil Bargas reviews all content personally. State-level market data is cross-referenced against at least two independent sources before inclusion in any guide.

Update cadence: Content is reviewed on a quarterly basis. Pages are updated when mortgage rate environments shift materially, when local market data changes significantly, or when reader feedback identifies an inaccuracy. Each content page notes a review date so readers can assess currency.

AI usage policy: AI tools are used in content production for drafting and research assistance. All AI-assisted content is reviewed, edited, and verified by Gil Bargas before publication. We do not publish AI-generated content without human editorial review. Factual claims, data references, and market figures are verified against primary sources regardless of how the initial draft was produced.

Correction policy: When a factual error is identified, whether by a reader, through internal review, or through updated data, the page is corrected promptly. Material corrections are noted at the bottom of the affected page with a correction date. If you believe a page contains an inaccuracy, contact us at contact@buyorrent.ai. We respond to all correction requests.

How Content Is Researched

Our guides and resource pages are written to explain how housing decisions are commonly evaluated. We draw from publicly available data, standard financial models, and published research.

We do not rely on a single source. We compare multiple reference points and note where data varies by region, market, or economic conditions.

Content is reviewed for accuracy, clarity, and tone before publication. We avoid promotional language and do not provide personalized financial or legal advice.

Methodology and Assumptions

Our calculators use standard financial models: mortgage amortization, opportunity cost of capital, total cost of occupancy, and break-even analysis. Default inputs, home price appreciation, rent growth, investment return rates, are based on publicly available historical ranges and noted in the methodology documentation. All defaults are adjustable by the user.

Results are estimates based on the assumptions you enter. They are intended to support scenario exploration, not to predict outcomes. Actual costs will vary based on your local market, tax situation, insurance rates, lender terms, and maintenance costs specific to your property.

We document our calculation methodology in full. Review the assumptions before interpreting any result:

Primary data sources used across this site: U.S. Census Bureau, Freddie Mac PMMS, NAR Housing Statistics, Federal Reserve Bank of St. Louis (FRED), state housing finance authority reports, county assessor data, Bureau of Labor Statistics CPI data.

Informational Use Only

BuyOrRent.ai is an educational resource. Nothing on this site constitutes personalized financial, mortgage, tax, legal, or investment advice.

Calculator outputs are illustrative. They are based on the assumptions you enter and the models we use, which may not reflect your actual costs, lender terms, local taxes, or market conditions.

We strongly encourage all users to consult licensed professionals, including a mortgage broker, licensed real estate agent, financial advisor, and tax professional, before making any housing or investment decision.

BuyOrRent.ai does not endorse, recommend, or partner with any lender, real estate agent, insurance company, or financial service provider. No content on this site should be read as a product or service recommendation.

Content Review and Updates

Housing markets, mortgage rates, and tax rules change over time. We review our content regularly and update pages when meaningful changes occur.

Each major content page includes a publication or review date. This helps you assess how current the information is before using it for planning purposes.

Calculator default values are reviewed periodically and updated to reflect current market ranges. However, these defaults are starting points only. Users should adjust inputs to reflect their specific situation.

If you find outdated information or believe a page needs correction, please reach out through our Contact page.
